Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses Jackson that meet our purchasing criteria. We are actually the ones buying your home.

Q:  What if my house is listed with a real estate agent?
A:  If your house is listed with an agent we can still purchase your house, however you will still have to pay the broker and realtor commissions to your agent. Also, we do not typically pay market value for houses, so if you can afford to have your house listed with an agent then listing with an agent MAY be your best option to get the most money. Still reach out to us if you’re curious about what we can offer, we would love to speak with you and make our best offer.

Q:  Do you pay fair prices for properties?
A:  Many of the houses we purchase are below market value (we do this because we buy homes for an investment), but that does not mean we pay as little as possible. We like to engage in win-win transactions where the price we pay is good for you and good for us. We are looking to get a fair discount on a property. However, in our experience, many sellers appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time, effort, or expense is required on your part to fix up the property or pay agent fees. Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.

Q:  What if I am behind on my mortgage payment, going into foreclosure, have tax problems, etc…? Can you still buy my house?
A:  Yes, MOST times we can. Since we are professional home buyers we have a good bit of experience with buying homes with these kind of problems. In fact, we’ve helped save people over $80,000 on homes in some situations. We’ve also helped homeowners stay in homes that they thought they had to sell because they were in a tough situation. Being able to handle these types of situations is what makes us different, we’re not only a company that buys homes but we also offer a service and solutions to local homeowners that are in tough situations with their home. Q:  Are there any fees or commissions to work with you?
A: No. There are no fees or commissions and we typically pay ALL closing costs. This is what makes us stand out from the traditional method of selling your house.

Q:  How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any and then take a percentage of the sale price (usually 3-6%) if they find a buyer.  Agents provide a great service for those that can afford to pay the commissions and wait for a buyer. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses, we don’t list them. Since we’re actually the one buying the house from you, we can make a decision to buy your house within a couple of days (sometimes the same day).

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.

Q:  If I know of a property that your company may want to buy do you pay a referral fee?
A: Absolutely! If you know of a vacant home or know someone that needs to sell their home we will pay you a referral fee of at least $500 if we buy the home. Just give us a call with the details on the home.
